Pro-invest Group is building on its operational real estate presence in Australia with its new Flex-Living and Build-to-Rent (BTR) models, developed to capture the strong growth potential of the two segments. The strategy focuses on flexible accommodation solutions designed to maximise investor returns while addressing current accommodation challenges.

BTR developments typically comprise of varying room typologies, targeting longer term guests who prefer accommodation in urban centres.

Meanwhile, Flex-Living offers accommodation with communal spaces and events for dining, leisure and socialising. Flex-Living is an alternative to traditional accommodation models.

The demand supply imbalance of Australia’s residential market continues to be underpinned by strong population growth, decreasing household size, and preference of urban locations by a large migrant population. Vacancy rates across major capital cities and surrounds are extremely tight, with low building approvals and future supply adding further pressures.

Pro-invest Group’s BTR strategy is set up to capitalise on the high demand for urban locations, providing various stay options ranging from 6 to 12 months and above to help address the growing shortages in the Australian housing market. Pro-invest Group’s BTR developments will cater to guests seeking longer-term tenures, while having access to on-site amenity as well as being located within urban centres.

Flex-Living

Pro-invest Group’s Flex-Living schemes caters to those who have a preference for flexibility, social experiences, and being close to urban centres. Located in key Australian city centres, city-fringe precincts, the Flex-Living properties will appeal to a wide range of guests with flexible bookings. The Flex-Living accommodation units will typically comprise of studios, complemented by ample activated amenity spaces for guest use. The strategy for the Flex-Living schemes will be to reposition existing assets, enabling speed to market, with growth aspirations of a portfolio of more than 5,000 rooms.

Leveraging decades of expertise in operating, upgrading, repurposing, and redeveloping hotel and office assets globally, Pro-invest Group is uniquely positioned to extract value from conversions while preserving yield during planning and design works.

Our Approach to the Future of Operational Real Estate

Pro-invest Group will leverage its expertise in repositioning assets, such as hotels and secondary grade offices, to deliver its Flex-Living properties to market. These properties will be strategically positioned near key education and employment hubs, supported by strong infrastructure pipelines and major transport nodes. Acknowledging the growing demand for more transient-style stays, particularly in urban centres, Pro-invest Group’s Flex-Living model has been designed to provide flexible stays.

The Flex-Living properties will typically range from 100 to 250 rooms, providing the scale required to create curated communal spaces and achieve operational efficiencies. The accommodation, up to 35 square metres, will be fully furnished, while guests will enjoy extensive amenities within the building. Guests will also benefit from well-curated hospitality experiences including integrated technology, social events, strategic partnerships etc. Additionally, sustainability initiatives will be embedded across the asset lifecycle from the design and development phase through to asset operations.
