Speaking at The Urban Developer’s Urbanity-26 conference on the Gold Coast, Tim joined industry leaders for a discussion examining the growing role of institutional capital across Australia’s diverse living sectors and what will be required to deliver sustainable, long-term investment outcomes.
As the sector continues to mature, Tim highlighted the importance of creating differentiated accommodation experiences that respond to changing customer expectations, rather than competing primarily on price.

“From build-to-sell, all the way down to a hotel: from our perspective, [the living sector] is all about flexibility,” Tim told the conference.

Tim pointed to tenure requirements across different accommodation formats as an example of how traditional classifications can sometimes constrain the ability of operators to respond to evolving demand.
